These terms and conditions apply to bookings made through our website or using a third party online booking agent. We kindly ask you take a moment to read them prior to booking. Your agreement to abide by them is assumed upon booking accommodation at Brambles B&B Kent and forms a legally binding contract. Reservations are personal and can in no case be transferred to a third party, whether free, at a cost, or for commercial purposes.
Brambles operates on a strict no-smoking policy throughout the house. Sorry we do not allow pets at this property or adjoining land, with the exception of assistance guide dogs. The number of occupants per room cannot exceed the number of persons booked, we reserve the right to terminate the booking without notice should extra persons present upon arrival.
We have a secure online payment system. You can pay your deposit by clicking book now button. The final balance is paid by our secure system through Freetobook. We take most cards but not American Express, Diners or EC Karte (European Cheque cash card). If you are unsure phone us 01304832424
Check-in & Departure Requirements
In the interests of security, guests will be required to fill in a registration form on arrival. If guests are travelling from outside the UK, Ireland or any country in the Commonwealth we are also obliged by law to require guests to provide the number and place of issue of your passport/identity card and details of their next destination. These records will be kept for at least 12 months and may be disclosed or made available for inspection by any police officer or as otherwise required by applicable law in connection with the prevention or investigation of crime. We reserve the right to refuse entry to persons who cannot provide the information set out above.
Check in is between 4pm (16.00) and 9pm (21.00) on the day of arrival. If you need to arrive outside of these times, please contact us and agree this prior to your stay. Please vacate your room by 10.30am on the morning of departure.
Cancellation & Deposit
A deposit of £25 per room booked is required to guarantee a reservation. Please note we’re a small business and rely mostly on forward bookings, so cancellations can have a significant impact on us. If a cancellation occurs within 7 days of arrival the deposit will not be refunded and you will be charged the full amount of the booking.
We regret that children, under 16 years of age, cannot be accommodated in any of the rooms within Brambles.
Damage and Breakages
Please take care of our home. You are responsible and liable for any breakages or damages which you cause to the accommodation or its contents. Please report these as soon as they occur especially if you accidentally spill something – it’s much easier to clean if we know what it is and act quickly. We do not normally charge for small breakages, but we reserve the right to charge for repair or making good if the damage is significant or has an impact on our ability to re-let the room. There is a charge of £10 for lost keys to cover the cost of replacing the locks.
Although we take care in how we present our accommodation online, we do not make any particular representation as to the suitability of our accommodation to your specific requirements. Should you have any specific concerns relating to hygiene, health and safety practices or the quality of our services, or should you like to check the specific conditions of stay, please contact us directly before the cancellation deadline, and we will do our best to address these.
Other than for death or personal injury caused by our negligence or fraudulent misrepresentation, our total liability to you is limited to the price of the Booking and in no circumstances will we be responsible for any indirect or special damages.
We will not be liable to you where we have exercised reasonable care and skill in our provision of the selected accommodation services to you. We will not be liable for failure to perform to the extent that the failure is caused by any factors beyond our reasonable control, including the provision of said accommodation services.
We would only ever cancel your booking if your accommodation was unavailable for reasons beyond our control. We would always attempt to offer you alternative accommodation. However, if this was not possible, or unacceptable to you, then we would refund ALL monies paid by you. Our liability would not extend beyond this refund.
No Hot Takeaway Food
In consideration of all our guests we would ask that hot takeaway food is not brought in to eat on the premises - thank you.

We reserve the right to charge for missing items.
Guests are requested to conduct themselves appropriately at all times. Guests are requested not to disrupt the comfort and enjoyment of other guests or cause offence to other guests. We reserve the right to refuse accommodation or services or remove you and members of your party from Brambles B&B if, in our reasonable opinion, we consider this provision to have been breached. Where this is the case shall have no obligation to refund you for lost accommodation, other services or any other loss or expense incurred.
Additional Covid-19 T&Cs
If you present yourself with Covid-19 symptoms during your stay and need to self-isolate for 14 days, you will be required to pay for the additional nights stay at full price along with any meals and beverages consumed during this time. Also, you will be responsible for paying any additional cost incurred by ourselves due to this.
If you are in isolation this means you are confined to your room for 14 days and unable to leave, as we live in the house it would endanger our lives if you were to leave your room.
Please make sure you have sufficient funds to cover this along with travel insurance.
This Privacy Notice explains how we at a Brambles Bed and Breakfast use any personal information we collect about you.
What information we collect about you
When you make a booking with us we collect the names of all the guests who will be staying, the Home address, email address and telephone number of the person making the booking. We also collect a debit or credit card number to take the deposit equal to the first night of your stay.
How we use the information we hold on you
We use your home address as part of the card payment processing to validate the card.
We will use your email address to send you confirmation of the booking and an email with more details on how to find us and other information you may find useful for your stay.
After your stay you will receive an automatic email from our booking system asking you to fill in a feedback form. We also send you an additional email checking everything was ok with your stay and offering you ways to stay in contact with us by social media or email if you choose to do so.
We will not use your telephone number to contact you unless it for an emergency and/or we have been unable to contact you by email.
How is your data stored
All of the personal and debit/credit card data you supply us, as part of the booking process, is stored securely on a third party system, Freetobook.
Neither we nor Freetobook will share your information with any third party unless there is a legal reason for doing so.
We would like to stay in touch with you to send information about the B&B, any special offers we may have or local events. We send occasional emails (normally no more than one a month) to people on our distribution list. The distribution list is managed by a secure third party, Mailchimp. You may change your preferences or unsubscribe via Mailchimp at any time.
Neither we nor Mailchimp will pass your details onto any third party
We are required by law to collect the following information on all our guests. We do this by asking you to complete a registration form on arrival.
For commonwealth guests;
- Name and nationality
For non commonwealth guests;
- Name, nationality, passport number, address of next destination
We will keep these forms safely in a locked filing cabinet. We are required to keep these registration forms for a year and show them to a police officer if they request to see them. We will destroy these forms 12 months after your stay.
Access to your information
